Toronto Condo Renovation

Condo renovations are very different from typical home remodeling projects – hire the professionals that know the key differences!

Toronto leads North America by the number of cranes that dot the skyline. With between 100-200 cranes actively building new housing stock to provide shelter to the 100,000+people that immigrate into the GTA each year. Due to the insatiable demand for new units, suite sizes have been steadily decreasing in size, and quality of finishes have been reducing in what the developers are offering to the new condo buyer. This creates two needs that are driving the condominium renovation marketplace. The first, is that Toronto and the surrounding GTA already has a high number of older and much larger condos throughout the City. These much larger suites offer 2 and 3 bedroom options which are scarce among new buildings. As such, there is a portion of the population that prefers to purchase the older suites and gut them of the old and tired finishes, replacing them with much more modern elements including hardwood floors, tile, plumbing finish fixtures and kitchen cabinets and countertops. With all new finishes, these older condos are typically preferred over new. With more solid construction styles, these older buildings not only offer more square footage, they are also often much quieter between suites. They can also come at a reduced cost over new. Remodeling also allows for you to select your own finishes, customizing them to your own tastes versus inheriting someone else’s style, or the builder basic finishes offered by the original developer. It all sounds easy, but if you, or your contractor, are unaware about the key differences between condos and a regular free-hold home renovation, the surprises can be very impactful to your project timeline, budget and potentially overall layout and finish. Our Process

We are often asked the question of where should one start - with a builder, or a designer? The short answer is neither. Every project needs to first have a properly structured game plan so the homeowner, the designer and the builder are all aligned on the end goal. It guides the whole process. Get prepared, let's start your game plan!

PLAN

Discuss your vision, and current housing pain points. Take stock of existing site and structure features to best assess what budget impacting elements may be present. Chart permit and approval courses, preliminary budgets for design and construction, then timelines for the build. Align the goals and document the collective commitments.

DESIGN

Survey the existing lot and house, and investigate the potential constraints. Collect and share ideabooks for design influences. Start with rough sketch ideas, develop CAD floorplans and elevations and tie back to budgets. Engineer and apply for permits and approvals, then develop finish schedules for the interior and exterior to drive the final build cost.

BUILD

With approvals in hand, and a crew pre-scheduled for your project, your field and office management team undertake the execution of the initial vision. The Lead carpenter is your daily site contact, backed by a Project Manager and Office Manager to track the details from commencement, through completion and post project support.
